Why is the program needed?

The Single-Family Rental Property Inspection Program is part of the City of San Bernardino's continuing effort to encourage upkeep of all rental property.

Are all single-family rental property subject to an annual inspection?

All rental property located in the City shall be subject to an annual inspection by the Director for compliance with applicable laws.

What if my property is no longer a rental property?

If your property is no longer a rental property, please be prepared to supply evidence such as a utility bill, cable bill, and/or account details report from the City Clerk's Department to show that you are now living in the property.

Are Section-8 properties, group homes, or in-care homes exempt from this program?

No. All rental properties in the City shall be subject to an annual inspection by the Director for compliance with applicable laws.

When will the annual inspection take place?

Written notice of the date and time of the inspection will be mailed to the owner of the single-family rental property at least three weeks before the scheduled annual inspection.

What will the code enforcement officer look for?

The scope of the program includes inspecting all exterior conditions of the single-family rental property to ensure it is in compliance with the City's ordinances. Interior inspections of the property can take place at the discretion of the code enforcement officer.

Do I have to present for the inspection?

No. The program's primary focus is on inspecting the exterior conditions of the single-family rental properties which does not require the owner or tenant to be present.

Is there a cost for the annual rental property inspections performed?

The owner of a rental property shall pay a $100 annual inspection fee to the City.

When is the $100 fee due?

The $100 annual inspection fee will be due upon completion of the annual inspection and the owner will be billed accordingly.
